New Walmart recently built and now Google and other large tech companies moving to this location.

The property is within walking distance from the Walmart shopping center in Landover Hills , Mc Donalds etc…It could be a great buy and hold deal but it could also attract first time home buyers, if you spend a little more on the rehab.

I Have an opportunity to buy over 5 acres of wooded land in a commercially zoned area. .25 miles from walmart and lowes.

I buy the $3-$4 package from WalMart and leave the whole pack. 

I've collected rent in bars, restaurants, casinos, WalMart, my driveway, at an armed security gate at a refinery, a medical clinic, a hospital room, and ATM's at a bank and convenience store.  

A Walmart distribution center is a few miles away, etc.Tips and suggestions appreciated.  

For example, Amazon is in town with their distribution facility, L'oreal, Target, Walmart, Ikea, etc. all have distribution facilities that have been built here within the past few years. 

Kroger pulled out of their location in the past few years and the Walmart didn't end up coming.

I have found value in following the path of progress and researching where the big dogs (Publix, chick-fil-a, Walmart) are opening new stores.

To me its the same as a mom & pop grocery store competing with Wal-mart.
