Granted you have the inner city with D neighborhoods, high crime and ultra-low prices (which is sometimes what people know Milwaukee for), but then you have the complete opposite: a booming downtown lakefront market with serveral new highrises and lot's of construction, trendy urban neighborhoods like the Third Ward with rents often in the $2-3k range, or booming suburbs like Oak Creek, Menomonee Falls or Brookfield, where it's hard to keep up with new shopping and restaurants.

First is that DD comes at a price because they charge the sponsors (and sometimes/often the investors) fees, and those fees will ultimately be deal costs so it does impact the investment return to some extent.Second, I wouldn't place an ultra-high value on the DD they conduct, it isn't really all that extensive in a lot of cases.

People need to have different expectations for a property that is solely an investment with 20-25% down versus a property they will occupy with an ultra low down payment, PMI and the such.
