First, they are asking that as a probative question to see where you stand on commission, because if you're willing to pay 3% to a "buyer's agent" they know that they only need to get you over the hump for an additional 3% for the listing.

This means they underwrite their own loans and have much more flexibility (and creativity) in putting loan packages together.Even without tax documents, you should have income statements and expense reports and other business documents that could support your income.Also, if you can purchase a rental property with current income, you can count that rental income towards your income, so that could help get you over the hump with some lenders.Good luck!

For those people buying value-add deals where you do anywhere from a light cosmetic rehab to a full gut rehab is where they add value.Figure out what kind of work you want to do in the process and how you will add value and I think you will get over the hump and get things really rolling for yourself.
