Do you recommend subscribing to the local legal paper/newspaper for those probate type leads or physically going to the courthouse for them?

I have been advertising in the classified section of the newspaper, I have done one direct mail drop, bandit signs every friday afternoon in my farm area, newsletter advertising, writing to expireds (I am also an agent with access to mls) and I have yet to do my first deal!

I also know that I can look at the ads in the local newspaper and see if there any ad that may be from investors, I can also call for rent ads to see if they maybe interested in anymore properties etc.

But my sole question was after reading the ca. foreclosure laws or process it states not only this paper I got"notice of trustees sale" and public annoucement in newspaper etc... that a notice of sale be posted on the property itself 20 days before the sale.
