Happy to chat @Tyler Hall - STR regulations differ from area to area, but for the most part you shouldnt have a hard time finding a place you could live in now and STR down the road.

Is that viewed differently by the regulations being proposed?

You'll need to figure out how to wire it (it's not that tricky, a lot of devices have a 12v power supply) or pick a different model that can plug into a wall but has similar specs. 

Just the economics of this market show there is room for prices to continue to rise - supply and demand.
