Does anyone have granite or other stone supplier recommendation in the Philly area?  

It is a little more forgiving if your floors have a pit of topology.The Armstrong LVP gets descent reviews, but we did not select it based upon the price {we could not secure a supplier who would/could come into our price range}, so have not first hand experience.There is also a commercial vinyl plank put out by Mannington (Ritchies often carries it) which is self-adhering, yet you can pull up and replace individual pieces.  

I have been searching for a direct mail address supplier with no minimum order of leads.

In order to do that, you might want to go to a full service floor supplier to educate yourself on what qualifies as quality (being at the mercy of a salesperson is not a position you want to be in) and make absolutely sure that you have a handle on the install.  

Home Depot is free to shop at, and with all the online suppliers - many of whom have free shipping, it doesn't make sense to me to pay to shop somewhere... 

Space heaters - often times when you need them, the local suppliers are all out of stock.

Are all expenses ( property taxes, insurance, Federal income taxes, suppliers, etc.) current?  

If you want to be just the supplier of funds I would set this up as private lending.

Online suppliers have awesome prices.Take your time and figure out what each property is worth to you.
