I *have* had tenants who said there would be no problems on a criminal background report, then I run it and find, among other things, domestic abuse, theft charges, child endangerment, etc.

My contractor totally abused me and our project was over renovated and took longer then planned.I couldn't flip is as planned..but I had many EXIT PLANS.

@Tim Gosser I have a few college rentals in the Hudson Valley and my recommendations would be update as much as you can with resilient materials to withstand some extra abuse.

If there's no conclusive evidence of abuse then I'll cover it. 

Likewise, I've seen investors really abuse GC's as well holding them to unrealistic expectations, making tons of changes and expecting not to pay for them, not communicating well, etc. 

The management company who hired them probably is too.The Mercedes dealership might be to some extent, simply because it was their abuse (or their customer's abuse) of the parking lot that created the problem in the first place.The hair salon probably is not on the hook because they didn't do the towing (although they could have possibly warned the client ahead of time and notified security to not have her towed).I'd love to hear your thoughts as to the liability of the management company, the security company, the Mercedes dealership and the hair salon?

Tenants will abuse the heat and electricity if they have no incentive to respect it by having to pay it.
