Plenty of lenders come and go, but when they last that long, they're doing something right and get lots of repeat business.

I would say what you are doing now with the investment fund is great, then find a real estate deal or a business to use that amount in the fund to purchase and repeat, and/or max your HSA out first.

I bought a duplex in RWC in 2013 when things were a lot cheaper, and then refinanced when rates were crazy low, so that worked out well but it's a different world now sadly -- otherwise I'd love to rinse and repeat!
