You motivation is based on money you'll be getting from the "fence" willing to buy from you out of your illegal and unethical dealings, but there is no law against buying a property, but buyers can get into trouble if they don't keep their distance from wholesalers and not being seen as a procuring cause affiliated with them.

You need to develop a good working relationship with the type of inspector that you can trust and rely on to give you this information first hand and not rely on the roofer that the realtor procured to come out and make sure the deal closed.
