When my youngest went to school, I changed my license status to Active, and have learned and enjoyed helping people buy/sell/invest for around 7 years now.Everyone's journey is different....you might one day no longer be a firefighter...you might move to another state....you might want to buy a house one day and having a real estate license could save you some money.

What made you interested in investing in this type of deal?

I want to know more about the area and build a team that can help me purchase and manage properties.   

My opinion is a SFR in an established area will help you keep occupancy up and also gives the better opportunity to sell later.

But seriously, this is a pain point which is still persistent due to many factors.

Also, any advice on how to screen tenants would be helpful.

Every deal has a challenge—whether it’s a seller with an unclear title, a property with zoning issues, or just finding the right buyer who actually sees the value.I’ve been navigating all of this while working on land and mobile home deals, and honestly, the problem-solving side of it is what keeps me hooked.
