The other thing is coming off like an interested customer. 

Maybe have a golf shirt with a customized design or wear a novelty tie that speaks to your personality.

We have 800 customers and about 650 are on autopay. 

It is the only venue I know of that does not use hype or hard sell tactics to get customers.  

@Xavier Aliche Most property managers operate the same.Your questions should center more around the quality of customer service. 

Energy will be the most weaponized and in demand area for the rest of our lives. 

Plus, older properties in established neighborhoods often have more stable appreciation over time.On the other hand, the new development, though slightly more expensive, might offer modern amenities, energy efficiency, and potentially lower maintenance costs.

This is just my opinion because in over 18+ years in banking I have had thousands of customers who started off doing fix and flips change gears and then buy and hold.
