In short, know that the HELOC option gets thrown around alot, and though it can definitely be an option, it tends to have a lot of hoops to jump through to access a relatively smaller pot of funds.

A part of me wants to do a rent to own and keep it one single family 4/2 house and have the downstairs tenants go upstairs to cook food, and just rent it out for him for market rent which is about $2,400 and then give him his $1,200 plus some extra and keep the rest.

I see some that do not want to pay rent now because they know that the free $ has moved to rent relief, so they have to stop paying their rent to get that pot of money...and for my renters they had a problem getting that rent relief because their salary and hours has actually increased over time, no COVID loss of income.

I experienced this once on a business sale (as a buyer) We ended up splitting it (even though the owner was cooking the books and we discovered it, hence the backing out of escrow)
