The broker-dealer is sometimes affiliated with the portal and sometimes is notor2.

I guess what i forgot to mention was I have had cleaners come in before and I was there when they cleaned and they did a fantastic job but I lost there contact info, I guess making a detailed list is a great ideal but I'm not sure they would pay that much attention to it and if they did they might not be able to comprehend it, what my experience with it is you pretty much have to supervise them.

Half of you probably have some affiliation with those RE seminars, or have your own tactic which only has your best interests in mind.

@Jeffrey Vlk to get all of the cool perks of being a salesperson, you will have to be affiliated with a broker.  

Why would you not just get licensed and affiliate with a company that is already established and has everything in place for your?

For instance, I know exactly what types of tenants (ages, occupations, income levels, even political affiliations) are attracted to various neighborhoods within my city--and I know exactly what types of properties those tenants will (and won't) want to rent. ...most macro data doesn't show you that level of detail....and that's just market-level data.
