What this leads to is higher purchase prices but also higher rents in these areas. 

You need to develop a subject matter expertise and treat this like the hands on business that it is.

In his words, this is away around the due on sale clause that you can run into in a sub - to transaction.My question - if the seller puts the property in a trust, will this avoid the potential of a due on sale clause?

I call them and say I acquired the property on this date via foreclosure and unfortunately the HOA liens were removed and I am only responsible for X.
