I struggle with the competing notions of: 1) Don't wait forever on the sidelines; At some point jump in. and 2) Make sure you get a great deal on your purchases.Being new, it's difficult first of all just to hope to get a team in place to invest OOS, and then beyond that to be relying on estimates of rehab costs as well as accurate ARV.

The notion that you will make right past wrong acts by inflicting new wrong acts is insanity, literally, doing the same thing expecting different results.

The notion that a STR will have 90%+ occupancy is ignorant, yes some experienced pro's get there but that's the point, experienced pro's who have been at it for some time and have built a usership base.  

Technically this isn't a "debt" (unless you don't pay), but it's still included as a "monthly liability," and there is no arithmetical difference between "debt" and "monthly liability" when calculating DTI.An IRS payment plan for your income taxes (common for folks that had a sudden spike in income) is another thing that's included in DTI that does not appear on your credit report.Between the lines in some posts on BP, there is some fuzzy notion that if it does not appear on a credit report, it "can't" be counted.

I'm not betting the farm on this by any stretch and I'd like to see more several months pass before I am married to this notion (and also see at least some pick up in land sales).

Trust me, I don't want to get carried away with this notion, as it is prudent to stay focused on resolving this mess, but perhaps we have an opportunity to make something good out of all of this...

But I think it would be downright idiotic to assume that, uniquely among all professions, they will be immune from disruptive change brought on by technology.And the notions that a real estate agent is in any meaningful way analogous to an attorney is just silly.

The notion that wholesalers sell different houses then Realtors is just plain stupid.I will never understand why this point is brought up all the time.
