Not sure what the price of this property is, but this is why you should use an attorney/realtor/closing agent to assist. 

You'll likely want to talk with a real estate attorney and the local county office or court that handles the process to get a good picture, but here are some things to think about:1. 

If they don't disclose this, your attorney will be the point person to find out any issues when they run a title search and CO search. 

Not only attorneys, but accountants, architects and other professional service providers.

**Legal Documentation:**You'll need to work with a real estate attorney who specializes in condo conversions.

However, with an arrangement like that, you should talk to an attorney. 

It would be wise to ask an attorney in that state.She should be ok because as of now I believe real estate wholesaling is legal in Newark, NJ.

However, I appealed which took the case to a higher court and he settled the day before the trial for the full rent + all my attorney fees.
