They're not legally wrong, they are just leaving me in a tough situation (try to find a new tenant over the holidays). 

Consider all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.

When they book through Airbnb, you have some protection/insurance through Airbnb to protect you if things go wrong (although I know many people have had issues when that actually happens).

With weather getting more and more unpredictable, it just seems like something a tenant could complain about that, even if you didn't do anything wrong, could land you in hot water. 

If it's offsetting income, that means you're going the wrong direction.

And I can’t imagine what is wrong with sharing new terms of service. 

5-10%, 10-15%, 15-20%, more than 20%.Thanks. there is no right or wrong answer. 

Maybe that's what they are referring to and have the number wrong?

The last thing you want to do is not have the correct agreement in place and then they come back and sue you for wrongful eviction!!

Otherwise any advice here could be wrong or for nothing.
