You will want to be as delicate with the situation as possible as well because they can wreck havoc on your property prior to leaving and you don't want that.

I have reinstated loans one hour before the sale.. its hair on fire but it can be done.. and for sure you can buy them now before a Feb sale date.. trick though is getting the person losing the house to actually deal with you.most folks that have a foreclosure by now will have gotten no less than 100 yellow letters post cards door knocks etc.. highly competitive space.. unless the house is a wreck or in Ohio VERY Expensive and by that I mean over 500k.. which you know in our west coast market would be starter or mid range at most.

That's kind of the thing though...you're throwing 20k into these wrecks in awful areas...getting into them for 25k, instead of getting into something nice for 25k that will appreciate more over the long run.I mean, of course we can mess with numbers all day, rates of return, different cash flows, etc.
