Would it be worthwhile to look in cheaper markets, such as areas around Cleveland, OH, or shoot for some higher priced areas closer to the top of my budget?

The idea is to help a little—defer a few months rent and maybe tack onto the end, while the buyer gets a worthwhile discount for giving this relief.

I'm debating whether it is worthwhile creating a separate legal structure. 

@Jason Johnson If you haven't already done so, then it might be worthwhile for you to speak further with those investors and ask them outright how you might be able to add value to them and/or their business in exchange for knowledge, assuming that those are people that you want to learn from. 

They have savings and I can deal with issues case by case.I would offer the discount to B class tenants as they are more likely to be wondering how to delay cash outflows.D class is where it may not be worthwhile again as the majority probably lost jobs and have no savings, so I doubt the discount will get many to pay on time anyway.C class is probably a grey area.

Often times, it’s not worthwhile.

Second, if you know where you may be stationed for a while, it would be worth while to look at potential homes that have a decent amount of bedrooms that you can liven one and rent out the rest.
