We are currently preparing my real estate strategy, of course using the Bigger Pockets Strategy book, as a previous business owner in another industry, there’s a lot of good and refreshing information here in this Strategy book. 

Point is, there is a new bar being set and if your not operating up to it, we are going to make your listing look like crap and perform like crap because were putting this out to the potential tenants and who'd you pursue and choose?

We are seeing lots of huge cabins with pools and arcades being offered for $150 per night or less, with no takers.

If we are purchasing properties when the market is a highly appreciated seller’s market, we need to realize we may be in DUMB DEBT and should be prepared for the risk of suffering the consequences if and when the economy turns for the worst and goes into a recession as this will likely cause values to drop.

For us we are on stand alone lots so full landscaping front back with sprinklers and fully fenced and we paint our fences so the whole development the fences are uniform.

It's been a very, very bumpy road to be under contract - and past the due dilligence period - on a new build we are purchasing with the intent to use it as a STR (and some personal use).

All - we are going to implement Follow Up Boss CRM.

May see some slight reductions but we are most likely not going from say 7% to 5.5% unless of a major economic crisis which would also cause home prices to get hit.
