Parking space issues, and higher turnover rates.The biggest factor to me on a MF unit is exit strategy, a SFR can be sold to the general public, where 2-4 unit buildings can be harder to unload since they are typically bought by investors.This doesn't mean a small multi can't be a profitable venture.
