I wanted to see if there was anyone local to Purdue University that is involved buying or selling real estate.I am an electrician with backgrounds in mechanics and control systems(more information in my profile) and id be more than happy to share my skills in return for mentorship or just to network.Otherwise I was wondering if there are investors in this area (Tippacanoe and surrounding) that could shed some light on this area regarding how difficult it may be or areas to stay away from. 

Its not hard to see that in addition to having little clue in regards to real estate, there could also be language barriers.

Airdna has been fairly accurate for our other STR which is averaging close to 3k/month this year with the peak STR season being fall as we're located near two universities (football season).

Personally, I am not sure of the economic upside given their main attraction is their university, but the rents and price per property seem to be keeping up with market conditions. 

There is language in the lease saying that if we move out before July 23rd we forfeit the deposit and are subject to "recovery by the landlord of other damages allowable by law".

Don't worry about the trust and custodian language - basically they have multiple funds they manage for investors and they separate the servicer (Investa Services) from the lien owner (various trusts).
