Simplify the structure as much as possible, have clear roles and responsibilities that are not overlapping (meaning only one person is allowed to make certain decisions) and a clearly defined exit plan.

But I know that the leaders are working on plans to fix it and they are very skilled and effective.

This could easily cost you $10’s of thousands if you plan to stay in the home 5+ years when you return. 

In 2021, this property would have sold for $1.2M.While this, still, is hard to cash flow at a 7% 30-year rate, buying a property that used to trade at a 5% cap rate for a 7.5% cap rate is inarguably better value.

The 1% rule is best only used as a quick and dirty evaluation used to pick which property you plan on running additonal calculations on.

I am on commission only compensation, so I moved back in with my parents, and am trading all of my time (60-70 hour work weeks) for little/no money. 

He thought you were looking to be a borrower with your plans investments, not be a lender with your RRSP.I would seek out providers of self-directed RRSP plans in Canada. 

I know that is a long pay back period but don't plan on selling anytime soon, plus you never know what nat gas prices will do.
