I would also remind them that most state guidelines on covid related rent or eviction relief is geared towards tenants who are unable to pay rents due to a change in their employment situation due to the pandemic.2)Consider offering them a number of options to pay rent or leave - for e.g $100 off if they pay right away, credit card payments, partial payment and a payment plan for the rest , a one time payment to leave.

In my recent experience, I've seen amendments to leases drafted to memorialize changes in certain business terms or concessions by the Landlord due to COVID-19 i.e. the Tenant paying certain months' rent in installment payments over the term of the Lease or Landlord concessions being contingent upon the Tenant obtaining relief from the SBA program.
