New cabinets, and granite counter tops, full bathroom rehab in 2 bathrooms, new windows, new wood sighting on entire outside of home, new wood deck in back yard, new paint and texture job throughout.

While investing directly into real estate will give you a better return initially, if you funnel the same amount through a life insurance first and borrow it to reinvest in the same real estate deals, on the long term, your return will be enhanced by this process.

You can lower the rent or enhance the property to be better than the competition.

No wall textures maybe.

We will replace fixtures, can rewire a basic outlet / switch, patch holes in drywall, texture, etc.  

I will do a significant part of the renovations myself with previous skills developed (framing walls, running wires and finished electrical, laying the vinyl myself | drywall, texture, two exterior window installations, sawing out the tile for the wall, and hanging one door will be done by someone else).

I will have all new plumbing installed, roof, kitchens, bathrooms, create laundry rooms for every unit, and cosmetically enhance the place both inside and out.

Everyone over age 18 should pass a criminal check and be comfortable that they are enhancing rather than harming the property and household dynamics. 

I upgraded on several features I should not have: A/C, painted the garage, textured ceilings.

The wall behind the old mirror didn't have too much texture on it but I didn't re-texture it to match as the new mirror was about the same size as the old one and that area with little or no texture was not visible.
