I recommend tightening up your budget and saving as much as possible.Regardless I would definitely start attending the REIA and networking. 

I've tightened my game since the last time I rented to students, and I'm not sure how to go on this.

After years of tightening the lug nuts, they were unable to stay tight and his front wheel fell off.

It could also save a tenant a lot if they're paying and not put a strain on the rent they need to pay you.

The inspections standards have tightened, but they have also started holding the tenant responsible for damage as well.We've removed carpet in every area except the bedrooms.

I tighten the nut, the water leakage stopped.

It's seems clear he has a difficult time getting to and getting in & out of the bathtub, and some of our deferred maintenance included a leaky tub surround, presumably due to the strain placed on the tub by the large gentleman.Not entirely sure what is happening there in regards to his laundry/food situation but it seems clear he must be being enabled in some ways by his roomate.My friend is a compassionate guy, however I am concerned that the property value and quality of life of others in his building could be adversely affected by this tenants presence.
