If there is any chance of poisonous snakes, fix the foundation on that so it is solid and snakes can't get underneath and strike at the tenant's feet as they stand at the door.

The soil is very sandy and there is no automatic sprinkler system. 

You don't want a clay type soil that holds moisture, you want a sandy / gravely easy draining soil. 

We have been working with a civil engineering firm to prepare the soils reports, assess zoning, etc, etc and a RE attorney.

run it 4-8 hours in each room. for a bedroom, put a towel underneath the closed door. 

It's high and dry, sandy soil, with much of the property in it's original wooded state (probably 3/4 of the property).
