Based on $300,000 ARV at 75% you would qualify for long term financing of at least $225,000 ($240,000 if you qualify for 80% financing) With the purchase price only being $225,000 (plus the $15,000 rehab) this is a doable deal (though not the best deal according to the 70% rule).

@Mike, after your breakdown I am thinking you are right at $200k as a goal, just not sure that's doable here.
