You should consider having a sit down with the tenant and discuss whether they will be able to pay on time.

Talked to a seller today, and her exact words were: "I have been advised by the title insurance company that because the deed for the property from my grandparents to my uncle was recorded after their death, I need to have a quiet title process initiated."

These would be funds that do not have my name attached and have not been sitting in my account for 3+ months.  

Think about it- if the property is cheap and it's been sitting for a while, maybe that's because on one wants to live in that area. 

Now, that does not necessarily mean take the cash and just sit on it. 

Many many deals fall through because the owners are not willing to go the seller financing route and believe they're sitting on a gold mine.
