IMHO is sweet spot is 5 BR, enough room for couple of siblings, their kids, and the grand parents.

My mom and her siblings inherited my grandparents' house and 40 acre farm outside of Salem, OR.

Half didn’t even know the property was up for auction and the other 25% didn’t even know they owned the property (heirs, estranged siblings, etc).I can trade them cold hard cash and they trade something they could care less about.Seems easy.

The rich mommy or daddy or sibling that does not care that your ARV is off 20% at least and they will not care if the interest rate is 10% instead of 11.5%.

You can invest with siblings, cousins, though.If he wants to invest in real estate in general, he can roll it over and then expore options from there.Good luck!
