The more hands off you become in single family rentals, the more they start to look like syndications, i.e. trusting wholesalers or realtors to send you deals, buying based off their packages, hiring management companies and trusting them to do everything correctly, etc.

I would rather have it be more like early 2001.  07-09 did suck but we also purchased 6 houses for under 100k and we learned from that period so with cash on hand I wouldn't mind it.

Baselane is easy enough to use that I can do it myself so I'm now saving by not paying those expenses and I prefer to be more hands on anyway so I have a better understanding of my expenses and profitability.
