I'd hate to see someone put all of their money into getting that first deal with no safety net on the side and end up losing their shirt during an economic downturn.

I do have a pretty detailed lease stating housing regulations with roommates, and also had an addendum signed re stating the rules and how I will be enforcing them.But there is more to it, the individual had a friend over, whom barged into the females room while she was sleeping asking for a ride home, and on another occasion I was also told the problematic roommate was drunk walking around the home with JUST a shirt on, with all the goods hanging out.

That's odd, I never sent out one yellow letter, the only stamps I bought were for verifications mailed out, then got a meter, never ran a TV, radio or newspaper ad, but they talked to me in interviews.

All I had to do was file the Writ of Execution form and have the court clerk stamp it once it was filed.

Far better for you to learn what you need to know, proceed slowly, and get it right the first time so that you have a foundation to build on, rather than doing a bad deal off the bat, losing your shirt, and mistakenly deciding that real estate is not for you, or that you are not for it.Keep doing your research, keep meeting people and talking to them.
