You tend to have breathing room to cover living expenses and more time to think on next investments to scale and grow the portfolio.That's very hard to do when trying to scratch and claw to get a start wondering where money is coming from to eat and pay the bills to survive another day.

That's what I've been coming up with as well, it almost doesn't make sense to use cash if you want to scale more quickly and get higher returns. 

What many may want to consider is how do they scale it.. because as stated 50K profit deals although talked about a bunch on line are not that common at the 200k ARV and under price point.. in these deals I do and see 20 to 30k is the norm..
