If you only have an FHA for a 4 plex and say a 10% down loan for a duplex then we don't actually start with a small 4plex because you can only buy one with a small down payment.

Let's say a house rents for $2000 a month and you can rent from owner for 60 months at $1600 a month, with the stipulation if it is vacant you have 30 days to get it rented or you as the master lessee will have to pay the $1600 to the owner a month, even if vacant.Would you take the $400 a mo cashflow?

Hi George,Rather than focus on the negative, I'g going to focus on the positive and say (as an example) this contractor seems to have it down (for his area and his intended customer group which is not landlords).I have not used him (because I'm not in his area, and not repainting a mid to high end owner occupied SFH), but the videos of his business and the way he says he does business seem impressive.One key seems to be "Communication".The Idaho Painter: https://www.youtube.com/watch?

And if they aren't interested today make sure you follow up on a scheduled basis so that you catch them when they are interested.when we marketed for timber land.. we dripped the heck out of the owners.. and my partner would always say as long as the trees are still standing its still a lead.

During this time everyone needs to try and work together so I think maybe breaking down a payment plan over the next year lets say a tenant couldn’t afford 2 months at $2500 a month they either pay what they can now and the difference call it $4000 would be divided up over the next 10 or 12 months maybe adding $400 over 10 months.
