The apartment is a 1b/1b that needs total restoration, estimated in around 25k.

I will be going to the court house to get the copies of the papers that were served so i can share them with an underwriter so she can tell me if i would be able to restore the title if the papers were served properly.

Appliances should be an exchange with whoever you buy them from (free delivery and haul away or donate to your local habitat restore). 

There may be a hybird installment contract available that passes ownership on a restricted basis until the obligation is fully paid, the concept is to have the title restored to the seller if less than 10% of the principle has been paid with notice of default and a deed of trust provision if 10% or more has been paid.  

Whole house, new construction, additions, restoration... giant, technical jobs with extremely demanding customers.

1) Do you buy an empty building, restore it and wait until you get tenants?

I restored Victorian homes for almost 20 years so buying here was a no-brainer with all of the gorgeous historical properties in this city.

I'm just restoring it, not trying to upgrade it, because comps in the area are wild.
