I was skimming through and seeing a lot of solid advice above.As someone who is still fairly fresh to rentals, going into my 2nd year and 2nd 4-unit, I'm happy to share something that has worked REALLY well for me, in weeding out a large amount of low-quality renters.I started out by just posting a listing and doing showings and apps as the calls/emails came in... and like the trouble you're having... you can often get a lot of under-qualified applicants coming though.Something I stumbled into, and others do some variation of this, it's not reinventing the wheel or anything... but for me, it's helped A LOT.When I make the post/listing now, I will usually now add somewhere that the space is available on "x date" for showing (and make that date 3-4 etc days out).

Unconventional may be fine for you but for the majority there is no reason to reinvent the wheel in a business that has existed since mankind moved to cities.

Most retail seems to still be doing quite well, but from many years of experience in the retail world myself, I can say that retail stores must constantly reinvent themselves, and in many cases not only keep up with the times, but reinvent (or at least participate in the reinvention) of the times.

Many of the processes I am bringing to the table have already been optimized- I don't realize I've reinvented the wheel until I get on a sales call and am told that there's already a product for that.If you notice anything that could be done better, please let me know!

There is lots of good advice on this site from very experienced straight talking intelligent folk, but there is also a lot of bluster from people who think they reinvented the wheel.....they didn’t, Buying and selling has been around since Roman times....It’s common practice in Europe to pay 6 months in advance, I’ve done it to avoid another credit inquiryYou are in the business of renting property out for money, his money is as good as anyone’s, and you have it all now !!!!
