Make sure to budget for rehab costs and work with a reliable contractor.

I've also been focused mainly on Pgh because I have family there who are contractors and can to do any repairs/refurbishments.  

Your best bet is to invest in growing areas that are landlord friendly and where you can either connect with or build a good team yourself- realtor, property managment, contractors, etc.

I would not let them make the repair; I would make them pay for a contractor of my choosing.Definitely look for a different roofer.

@Luis Maza Just like there are quality contractors out there and those that are not, the same applies to wholesalers.

The contractor suggested building a French drain along the fence line and finishing it off with a retainer wall to match the others the builder did.

Think lenders, insurance carriers, property management, contractors, etc.

Choosing the right contractors are important.

My contractor has one credit card for all of my individually owned buildings (jointly not multiple cards) and one credit card for the building I own in a partnership.
