Is Detroit rebounding now and is at a point where buying a rental property there is lucritive?

I've read many posts that date back a few years that didn't sound too promising, but some semi-recent ones sounded like it was on the rebound. 

Just wasn't sure how the market/rents rebounded since 2010.

Are there certain areas in a city that you may think will be the next to rebound?
