Don't do what a friend did and buy as many crappy properties as quickly as possible. 

You can tell who is actually passionate about their job and passionate about the market usually pretty quickly.

This is where real estate investing turns into a great area and on paper investment strategies seem great, but when applying them to reality, things can quickly change.

Are you scaling quickly or focusing on steady, long-term growth?

Hard money is for quick flips, the quicker the flipper.

Their customer support is terrible and some of their software, but they have about 8x the site traffic in general than Airbnb and VRBO combined, surprisingly.  

A quick look at groups near Camp Pendleton shows plenty of activity from folks seeking housing.

It isn't the metric you can talk about on a national scale, but if you keep buying the same product in the same area it is a very easy quick and dirty method to know how you are doing compared to other buys.
