My biggest advice when designing a vacation rental is to truly know the daily activities, habits, and needs of your target guests.

We're considering knocking down the carport and/or putting in another ADU, ideally a 2/1, to bring our comps to 6/3.Has anyone investigated or done this recently, and have advice on the subject?  

I invested as a sophisticated investor, although I have no professional accreditations.

I would take James' advice: ignroe the rent, deal with the unauthorized cat, and move forward.

You can be sure they will continue to negotiate for, strategize and advise themselves.If the laws are similar where you are, you should consider if you want someone doing those things for you, and whether you are comfortable going toe-to-toe alone with a licensed professional on a $1.25 million purchase.
