Since you have mentioned cash flow is a big part of your goals - have you thought about private lending?

For the purpose of this exercise, I would like to start by separating syndications into two categories: (1) smaller capital raises that will only attract the friends and family sized checks because they require too much brain damage for those with the larger check writing capabilities;  and (2) syndications with capital raises large enough to fit within the investment parameters of true private equity/family office check writing capabilities. 

So the effect is a confiscation of private property and a transfer of the property for no cost from the landlord to the tenant.

It's tough to compete with a 3 bed SFR with private outdoor space with the same rent unless the community is highly amenetized/well kept.It's a great pocket of the metro to try to hold if you can.Hope this helps! 

Ive also noticed a big trend in private lenders originating 2nds and gap funding and whatnot.
