I use it some for my podcast, idea/content creation, presentations, meeting trancripts, Loom, etc., but I'd love to know if anyone is employing AI in a unique way.

Note I have 8 digits of local RE and my net worth increases over 7 digits per year for at least the last handful of years.  

The free option is good enough for tracking basic payments and expenses, but paid service makes digital leases and advertising very simple. 

I just sat through a lengthy pitch presentation for Pace's gator method which I left with raised eyebrows and concerns about Bigger Pockets putting their stamp of approval on Pace's brand.

So far lenders are telling me it has to be commercial loan and then they are wary of the property because only one out of the three units is presently rented.  

Deals are presented to me and I can buy or pass. 

In the meantime we are building our resources to be ready for the next market reset (if it comes) so we are prepared to go on another buying spree if sensible opportunities present themselves.
