- Run a cost segregation study on this property in 2024 and you might have $100k on line 18...Without diving too deep on this post - If you run this scenario as a real estate professional while materially participating in the property, You'll be able to reduce your's and your spouses taxable income that year... 

It's interesting that prior to the Great Real Estate Crash of 2008-2010, I'd NEVER heard of Flat Fee management fees.Not sure who the first company was that came up with them (post if you know!)

We were lined up to have this project complete by August which would still be in the prime time frame for selling this house.TLDR of my previous post - I ran into troubles with my first flip which was going on at the same time as this project.I had to pull my contractor from this house to save the day on my first flip.
