I have two vacancies in two different markets and it has been extremely slow despite the positive feedback and price. 

I think the *unreasonable* position is to expect that everyone is/can be equally good with money and financial issues, and those that aren't well that's tough **** for them.

May your bookings be as plentiful as you wish, your guests be low-maintenance, thoughtful, and honest, and your positive reviews numerous.

This would likely be a bad investment in your position. 

First one on the scene is a great position to be in.  

Depending on the size of your PM company they may or may not have an internal maintenance position to handle these.

Plus, you do also put yourself in a position that makes you more liable for a lawsuit if you self manage.

But an equity position is not recommended unless they own the dirt or bring some other kind of value.
