This probably sounds a little like wholesaling or being a Realtor, and it is.If you don't want to spend $1,000's to build this out and take on the associated tasks, there are other, more cost effective, options.I'd recommend looking for potential deals via free (or low-cost sources) i.e. local meetups/networking, Courts (probate & lis pendens lists), Realtors, Wholesalers, properties for sale online (especially those with 90+ days on market), etc.All the best!

I like the idea of tracking every seller interaction in one place, but now I’m concerned we might end up with way too many properties in our CRM over time.For those of you who use platforms like PropStream or ListSource, are you calling and mailing directly off those lists without uploading them to your CRM?

The price is posted, and it's the same with almost every other business.I would go online and do a rent comp analysis on what current market rents for your type unit are getting, and if you're afraid of losing them, then you can give them a discount.If a tenant has a larger space, more amenities, a parking space, then you can add additional rent.
