Richelle Ouellette Backyard shed cash flows $2k+/month

After assuring everyone I was sure this was a good one and signing closing docs, I immediately sold two of the sheds on FB marketplace (for just under $1k), rented the shipping container for storage use ($200/mo), and turned the largest unit into a cute casita which currently rents on Airbnb for $2,000+/month (more than covering my entire mortgage).I got a lot of weird looks when I started this project, but now that it’s done I get endless compliments and questions asking how I built a shed into a tiny house that was featured on Apartment Therapy.I love dreaming of wild ideas to maximize and monetize underused space, to make it beautiful and profitable.

Just as Im asking this question, Im thinking make everyone contractor (thats one thing I have learnt from our friends at Uber/Lyft) lolThose are too many questions, I would be happy to meet you guys any weekend, drive to you, volunteer for you (wax on wax off lol from karate kid) for your time while I pick your brain some more.If you guys are not camera shy, I would say go for a Youtube channel documenting the whole process, turn monetization on and you might end up making some money , given the lack of such content.

Ed Moran Deffered Sales Trust vs 1031 Exchange
27 October 2020 | 1 reply
Recently, the California FTB Notice 2019-05 has officially put taxpayers and Qualified Intermediaries on notice of its position that the “fallback,” “1031 rescue,” “Deferred Sales Trusts,” “Monetized Installment Sales,” and other quasi 1031 / 453 conversions are invalid.Ultimately, many real estate investors want to get out of actively managed rentals and into securities, but the 1031 exchange is the only widely accepted way to defer the capital gains incurred through real estate holdings. If you are talking about a Deleware Statutory Trust, that is a completely different conversation.
