With those numbers the refi is going to be good on the side of having some equity, the challenge like I mentioned is the Apprasier coming in and giving a number that may not support getting all your money out.

As Dan H mentioned it’s the deals I passed on locally that were greater regrets than other state deals.  

I second what everyone else has mentioned...

There they have a much higher likelihood to get tenants who will pay not to mention respect the property and make things easier for everyone. 

Forgot to mention we have pricing with ZERO points in many cases.

Oh and someone mentioned that you should make sure you are allowed to rent both units out.

You mentioned not having a good ROI with them?

I'm going to get a survey regardless, but I'd like to line all this up before I start spending on soft costs.The weird thing is I see other investors doing these DADU deals and I've never heard anything mention the above requirements / scenario. 

The letters and post cards are coming to my personal address but they don’t mention the property in question.
