One more thing to clarify-- I was under the impression that so long as the fund holds onto a property for at least 10 yrs if they sell it after that they're not taxed on the  appreciation of that property.

That's how I know its a good deal.I have been investing for 17 yrs this is works for me.

Through an initial investment of 3k, 3 yrs ago have grown into a 9 unit operation with yearly gross revenue of 450k.

For corevest the ltv is 75 the occupancy has to be 90% and dscr 1.25 if under $1m and 1.2 if over. 10 yr balloon with I believe 2.5 % pre pay penalty for first 9-9.5 yrs.

Hello everyone , after forming an LLC for my real estate Investments,I am having  a hard time finding long-term  financing  (  15,30 yrs  )  with  conventional lenders for Real Estate purchases.

We took 1 1/2 yrs of weekends and using all our vacation time and hiring a local handyman as well as a few contractors and were able to turn it into a really nice place for us to retire in 5-10 years.
