I look at it in decades.. when I was pumping gas in 1970  for 1.20 an hour and got a job bagging groceries for 2.73  I thought I hit the lottery.. then I thought 10 bucks an hour how could spend all that money.1980  selling RE making 4 to 5k a month and thought I was pretty dog gone rich..

Guessing or estimating what your mileage was is really playing the audit lottery.

Hud homes typically go up in a "lottery" bid period where only non profits and government agencies can bid on it for 7-10 days.

Every asset type has pluses and minuses.This is why you research and then go after what you discover fits your plan and comfort level.I have some clients that love multifamily and some that say they do not care what the returns are they want triple net.It is doing more than sitting in their bank account or CD rotting away with dismal returns.Investors overseas buy over here getting an 8% secured return and think they have won the lottery compared to the civil unrest and in some cases very high costs of properties for the return where they live.The question for an investor is do you want urban core,suburban,or rural properties?

This is just like playing the lottery.

She says it works great.I guess it's legal if you follow the rules that vary by state, but I honestly don't like the concept.To me it's just gambling, may as well buy a lottery ticket.
