For the mixed-use building idea, you’re right to be cautious about vacancies as a remote investor.

If that leads to a more structured and education based meeting, then that is great - if it remains just a place to gather and bounce ideas and network, that's great too.

Another option would be working with private lenders to see if they're open to your idea should you need additional funding. 

Rare do I hear of recommendations but I do hear people asking.I would think in any big city you think about, a visit to a local NARPEM meeting or 2-3 visits would be a great idea. 

In making this post here on BP, I wanted to humbly come to the forum however and start from scratch in terms of idea generation as to any and all avenues to pursue in getting the word out there so as to not miss any options.

But there are a MILLION different ways to structure this, and your friend may come back with his own ideas/requests.
